The J. F. Hurley YMCA in Salisbury, North Carolina is a vital part of one of the state’s YMCA systems. The 90,000 square foot facility, built in 2003, includes two indoor pools, three gyms, a fitness center, a nursery, a café and wellness facilities.
From a distance the building’s vast expanse of standing seam metal roof appeared impressive and impeccable. After closer inspection, it was evident the building’s seven sections of roof had taken the toll of years of wear and tear; summer heat and extreme temperature changes, prevalent in the NC climate, had started to win the battle.
Because the leaks were starting to become an interruption of daily activities, the Y’s management team looked at numerous ways to repair and address these problems. After meeting with several local roofing contractors with less than positive results, they began to do a little more research on metal roof restoration. Through that research they discovered a local roof coatings manufacturer, Aldo Products, in Rowan County, North Carolina. Aldo Products could provide a system that would restore the entire roof, alleviate all the leak concerns and add reflectivity to reduce heat transfer into the building and reduce energy costs – a true win-win.
Shortly after beginning discussions with Aldo, Bob Brenk and Josh Dernosek met the Executive Director of the YMCA, Richard Reinholz, for an initial consultation and roof inspection. A pre-inspection is common practice for manufacturers to determine if the roof is one that would be valid for restoration and warranty through an approved applicator. The inspection revealed leak penetration points through loose seams and wall flashing issues that tuned out to be the culprits.
Plans for a Bigger Project
The option of restoring the roof including, its warranty, financial and environmental advantages, became an appealing option as the YMCA started to explore all their options. The more comprehensive solution proved even better when the possibility of adding solar panels was noted. They ultimately made decided this made the most cost-effective, logical sense.
Roof Restoration Solution
With a larger finished project in mind, Aldo and the YMCA determined the best restoration would require the Aldocoat HS Silicone Metal Restoration system, a highly functional system that includes ALDOSEAL 399 on all penetration points and seams and ALDOCOAT 397 HB Silicone to the entire roof system. The combination of these two proven silicone materials would completely restore the building’s seven section roof, all while using a reflective coating that would reduce roof’s surface temperatures and energy costs during peak seasons.
Contractor Selection and Moving Forward
To accomplish the project, Aldo provided the YMCA with three Approved Applicators to bid on installation of the specified system. Being an Aldo Approved Applicator means they can complete the work to our high standards, which includes able to deliver a warranted roof system.
After several meetings and an extensive selection process the YMCA had a contractor whom they were trusted to complete the project, and installation was to begin.
Results and Solar Panels
For weeks later, the YMCA now has a completely restored roof system with a 10-year warranty, at which time the roof would be a candidate for a re-coating project extending its life for another 10 years. The reflective white coating is expected to reduce energy costs during peak cooling seasons, and the roof is ready to accept the solar panel project expected to be started and completed this fall.
